The 2009 HOA budget was approved at the Board meeting on November 11th.
Based on projected revenues and expenses, we do not need to raise assessments for 2009.
Quarterly assessments will remain $56.
Coupons books will be printed by the property management company and sent to all homeowners.

There are currently two open positions on the Board of Directors due to members resigning since our last annual meeting.
Per the HOA Bylaws:
In the event of death, resignation or removal of a director, his successor shall be selected by the remaining members of the Board and shall serve for the unexpired term of his predecessor.
The two vacant seats on the Board have terms ending next April. So your commitment is small. If you like serving, then you can run for reelection in the spring. If not, that’s OK too.
If you are interested in joining the Board, please leave a comment with some information on why you’d like to serve. You can also come to the next Board meeting on November 11th.

The Board recently reviewed and renewed our commercial insurance package (this includes coverage for property, liability, and auto) at significant savings to the HOA.
The HOA remains insured with the Philadelphia Insurance Company that we had previously.
However, we changed management companies and corrected several errors to the policy upon renewal this year.
If we had not made any changes or corrections, our annual premium would have been $4275.
The final premium for the 2008-2009 renewal term after all changes were made was just $2124.
This saved the HOA $2151 or 50% off our previous premium.

The independent certified public accountant firm, Erickson Demel & Co.,P.C. performed an audit of the Harris Ridge Owner’s Association for the year ending December 31, 2007.

We’ll have a neighborhood garage sale on Saturday, October 4th.
The HOA will put an ad in the newspaper to publicize this event.
Past garage sales have been scheduled from 9-12 in the morning. Although dedicated garage sales buyers usually start showing up before then.
Each homeowner that wishes to participate can setup in his or her own driveway and garage.

‘National Night Out’ is a great opportunity for citizens, law enforcement and other public safety officials to join forces. There will be a block party at the park from 6:00 pm - 8:00 pm with free food and drinks and prizes. This is a great opportunity to meet your new neighbors, visit old friends and make new ones and foster a sense of community within our neighborhood. Lets come together and send the message that we are all working together to prevent crime and keep our neighborhood safe..We are looking for volunteers and suggestions to make this event a success!
